High Construction Cost in Pakistan

High Construction Cost in Pakistan 2023

There is a high construction cost in Pakistan because of the high prices of building materials due to soaring inflation. The developers of various housing projects have revised the development charges in accordance with the latest cost of construction in Pakistan. Therefore, both investors and end-users have been affected by the high construction costs. Therefore, the construction cost for a 10 marla house in Pakistan has been increased.

The increased new home construction cost in Pakistan has brought several challenges for middle-class people who are thinking of constructing their homes. Moreover, the price hike has also enabled the developers to deliver the projects on time. It seems very difficult for users to develop their homes due to the current increasing rate of construction materials in Pakistan.

Reasons for High Construction Costs in Pakistan

There are several reasons for an increase in construction cost for homes and other properties in Pakistan, especially Punjab, due to the increasing price of energy and petroleum products. Moreover, the downfall of the Pakistani currency has played a major role in increasing the current construction cost in Pakistan.

Brick

Bricks have been fundamental in the list of building materials in Pakistan. The cost of bricks in Pakistan relies on the type and size of the available material. The standard size of bricks is measured in Length x Width x Height = 9 x 4 x 3 inches. Therefore, three types of bricks in Pakistan:

  • Awwal Eent (A Grade)
  • Doem Eent (B Grade)
  • Khangar Eent (C Grade)

The price of A-Grade brick was 6,800 rupees for 1,000 bricks, and B-Garde brick was available at 5,300 rupees for 1,000 bricks in the last quarter of 2019. Currently, the price of a single Grade A brick is around 1415 rupees, which means the total price of 1,000 bricks in Pakistan is around 14,000-15,000 rupees. The price per 1000 bricks was around 11,000 in the year 2022.

The price of bricks has been increased up to 40% within a single year to bring home construction challenges for end-users. The required bricks for a 5 marla house is around 50,000, whereas 200,000 bricks are needed to build a 1 Kanal house in Pakistan. Therefore, the high rate of bricks in Pakistan has caused several problems for people with the purpose of constructing their houses.

Cement

Cement is also a primary component in the building material that is utilized to construct a home in Pakistan. The cement is available from different manufacturers like Cherat, DG OPC, Fauji OPC, Flying OPC, Lucky POC, and Maple Leaf OPC.

The cement price in Pakistan has soared due to the high rate of inflation, causing the new construction cost in Pakistan. The manufacturers of cement had boosted the price of cement up to 25 rupees per bag in the last quarter of 2021.

The increase in the cement rates in Pakistan is directly proportional to the international coal prices. The prices have been increased up to 11,000-12,000 rupees as compared to 600-700 of the last year. The price of cement has increased up to 50%, and transportation costs have increased depending upon the number of cement bags in Pakistan.

Crush

There are three types of crushes in Pakistan which are categorized as Margalla Bajri, Sargodha, and Mix Bajar. The price of Sargodha Crush has soared up to 10-20 rupees per cubic foot. The Sargodha Bajri price in Pakistan is around 130 rupees per cubic foot.

The price of Margalla Crush is increased nominally as the current price is around 147 rupees per cubic foot. The price of Mix Bajar is around 125 per cubic foot. Therefore, construction cost in Pakistan is also affected by the high rate of Crush.

Gravel/Sand

Sand or gravel is also an essential part of building materials in Pakistan. The sand is available in different categories, such as Chenab, Ravi, Ghassu, Ghazi, and Lawrence Sand. However, the builders and developers prefer the Ravi Sand for top-notch construction. The increased price of sand has also caused the high construction cost in Pakistan

Ravi Sand price in Pakistan has increased by 100% as compared to the previous year. The current price of Ravi Sand is 42 rupees per cubic foot, which was 21 rupees per cubic foot in 2022. Therefore, a truck of Ravi Sand costs up to 15,000 rupees, which was 7,500 in the last year.

The plaster price in Pakistan has increased by 10 rupees per square foot. The current price of Chenab Sand is 60 rupees per cubic foot. Moreover, Ghazi Sand and Ghassu Sand are available at the prices of 110 and 28 rupees, respectively. Lawrence Sand is with a rate of 105 rupees per square foot.

Steel

The price of steel is also uplifted, which is a crucial part of building materials. Steel also has caused the high construction cost in Pakistan. It has been understood that steel price in Pakistan has increased up to 268-285 rupees per kg of a Grade-60 steel bar. The price was around 190 in the previous year.

This high steel rate in Pakistan has restricted the common Pakistani people from building homes as it is needed in tonnes for construction. The price of steel angles, sheets, pipes, and girders has been uplifted to increase the house construction cost in Pakistan.
