CSC M2 Interchange approved by NHA

Luckily, in a recent Executive Board meeting of the NHA held on 4th February 2022, the CSC M2 Interchange was one of the major agenda points for the members to discuss. After the meeting, M2 Interchange approved by the Executive Board. The reason behind this approval was that the society had completed all the requirements proposed by the NHA.

Therefore, the formal approval for the Capital Smart City interchange has been granted, and its construction work will start very soon. Impact of M2 Motorway Interchange on society

Capital smart city motorway interchange approval is a moment of pride for society. In a recent Executive Board meeting of the National Highway Authority, the Capital Smart City Islamabad was granted official approval for a motorway interchange at km 332-333 on Islamabad-Lahore Motorway. Before that access point of the Capital Smart City was only from the main Chakri Road, which had too much traffic and crowd. 

The society did not have direct access to the M-2 Islamabad-Lahore Motorway. Therefore, the visitors had only the option of entering the society through the Chakri Road access point. However, it required the visitors to drive on a longer route to enter the Capital Smart City. Besides this, since the Chakri road is busy with too much traffic. It is very difficult for visitors to access society easily. 

Thus, the CSC owner struggled to achieve this and formally applied for a M2 Interchange. It is important to know that this development will surely shift the demand for the Capital Smart City to new heights in the real estate market. To start the construction work on the interchange, the owner of the society will award the capital smart city motorway interchange tender very soon.

M2 Motorway Interchange Construction Work

 Hopefully, the construction work on the capital smart city motorway interchange will start in the next two months. Interestingly, after this great achievement, society will benefit from it. However, some specific areas/ districts of the capital smart city will get an edge over others and more beneficiaries of the interchange. For instance, Overseas Central, Overseas East, Gate Precinct, and Executive District.

Compared to other districts, these are the closest distance to the dedicated CSC Interchange. Nevertheless, all the districts and areas of the society will be beneficiaries from this interchange because it is not a plus point for only one district but the overall society.

Aside from this, we note that the infrastructural work in the capital Smart City is going fast. However, it is still hoped that the construction work will get more quickly after the formal approval of this interchange. Besides this, after the M2 Motorway interchange approval, the prices of plots in the society will also increase.

The reason is that now it is one of the few residential societies with a dedicated motorway interchange. Three housing societies have a true interchange. They are Capital Smart City, Top City, and Eighteen City. All three are in Islamabad. 

In addition, after constructing the capital smart city motorway interchange, the society can be accessed very easily from all sides, and the traffic within society will be divided smoothly. Notably, there is another access point of the society, called the Ring Road interchange. It is located on a drive of 6-7 km far away from the North-Eastern part of the society.

Aside from this, the CSC interchange on M-2 Motorway will also positively affect other nearby societies. Like, Blue World City and others. Since other adjacent societies do not have designated interchange, they can use this interchange route to reach the motorway. 

National Highway Authority

The National Highway Authority (NHA) was established in 1991 through an act of the Parliament for the planning, development, operation, repair, and maintenance of national highways and strategic roads. Specially entrusted to National Highway Authority by the Federal Government or by a Provincial Government or other authority concerned. The top hierarchy meeting of the NHA is called the Executive Board meeting. 

The NHA Executive Board meeting approves proposals, schemes, and projects budgeted between Rs 50-100 million. In addition, the NHA Executive Board meeting also considers projects through the Ministry to CDWP or ECNEC exceeding Rs 100 million.

The members of this meeting are the Chairman NHA, IG National Highways, and Pakistan Motorway Police (or nominee), Additional Secretary Finance, Member/ Additional Secretary Planning, and Development Division, Joint Secretary-II Ministry of Communication, Senior Chief NTRC, Vice President NESPAK, Member (Finance) NHA, and Member (Planning) NHA. 

How does NHA approve the motorway interchanges?

National Highway Authority has certain pre-conditions for approving the request for interchanges. There are some requirements to approve motorway interchanges. Like, NHA does not permit the approval of a interchange within 10 km of an existing interchange. After carefully viewing this condition, the NHA allows interchange for access to (or) from Motorway/expressway/link road. For formal approval of the interchange, the NHA has certain conditions. 

For instance, the entity should apply for proper permission after completing 75% of the infrastructure development. Furthermore, there should be adequate land for constructing the interchange in the name of the National Highway Authority without any cost to NHA. It is important to note that the land remains the property of NHA. After fulfilling these conditions, NHA will issue NOC to the applicant after the formal approval by the Executive Board.
