Capital Smart City Phase 3

Capital Smart City has launched Phase 3, a newly announced extension located opposite the M-2 Motorway, near Islamabad International Airport, and Thalian Interchange. This phase covers an area of 15,000 to 20,000 kanal, and the residential plot sizes include 5, 10 Marla, and 1 Kanal. Capital Smart City is a flagship project by the HRL and FDHL, both of which are very well-established names in Pakistan’s real estate.

  • Plan A – 17% Discount: Pay only 10% down payment and get a 17% discount on the total price.
  • Plan B – 22% Discount: Pay 15% down payment and receive a 22% total discount. 

Both plans are available for residential plots in 5 Marla, 10 Marla, and 1 Kanal sizes, and Installments are spread over 4.5 years in 18 quarterly payments.

Additional Charges & Payment Guidelines

Prime Location Charges:

  • An additional 10% applies to plots facing parks or main roads (Plot #41–99)
  • An additional 15% applies to plots on main boulevards (100 ft wide and above).

Rebate Offers:

  • A 10% rebate is available on full upfront payment.
  • A 5% rebate is offered on a 50% advance payment. (Rebates apply to plot price only, not on development charges or fees.)

Booking Fee (Non-Refundable):

  • PKR 12,000 for up to 5 Marla plots
  • PKR 15,000 for plots above 5 Marla

Payment Terms:

  • Installments are due by the 1st of each installment month.
  • Prices exclude development charges, taxes, and additional government dues.
  • All payments must be made in favor of Future Developments Holdings (Pvt) Ltd. (NTN: 7246022-5).

Important Note: Bookings not confirmed within one month will be automatically cancelled.
In such cases, 75% of the booking amount will be refunded within six months.
